MOUNTAIN VIEW COUNTY - Mountain View County's municipal planning commission (MPC) has approved a development permit for a $1 million industrial storage and warehousing - indoor storage facility in the Rainbow Highway Industrial Park south of Carstairs.
The approval came during the commission’s recent regularly scheduled council meeting, held in person and online.
The property involved is on a 2.57-acre parcel zoned business park district at S 23-29-1-5 in the industrial park on the east side of Highway 2A in the Wessex rural neighbourhood.
“The proposal is to construct three storage facility buildings, two at 10,800 square feet each and one at 8,100 square feet,” administration said in a briefing note to the commission.
“These buildings will complement the existing storage facility, immediately south of Lot 19 and will be designed in a similar manner. They are used for personal storage, cars, boats, RVs, etc.”
The applicant is requesting easterly and southerly setback relaxation for the three new storage buildings in order to preserve the drainage swale between the two property lines, while utilizing the lot at its fullest, members heard.
“The backside of the most southerly building will run adjacent to the drainage swale and would prevent vehicle traffic from using the area.”
The permit approval comes with a number of conditions.
One condition states, “The applicant, landowner and/or operator shall adhere to the landscaping plan submitted with the application for the subject property where a minimum of 10 per cent of the lot requires landscaping.
“Landscaping shall be completed within 24 months of the date of issuance of the permit. The landscaping features shall continue to be maintained and cared for.”
Another condition requires that “future expansion including expansion of storage area, signage, or structures will require a new development permit.”
The MPC is made up of county councillors and appointed members of the public.
